Who has to pay SDLT?
Anyone who purchases land or property in England and Northern Ireland, including individuals, businesses, and foreign buyers.Â
How much SDLT do I have to pay?
The amount of SDLT you pay depends on the purchase price of the property. The higher the purchase price, the higher the SDLT rate. Currently:Â
- For properties purchased up to £250,000: No SDLT is payable.Â

- For properties purchased between £925,001 and £1.5 million: 10% is payable on the portion of the purchase price above £925,000.Â
- For properties purchased over £1.5 million: 12% is payable on the portion of the purchase price above £1.5 million.   Â
Please note: These rates are subject to change, and there are additional reliefs and exemptions that may apply, such as first-time buyer relief and additional dwelling relief.
